Paying Your Rent

We offer a wide range of ways to pay your rent. These can also be set up at a frequency to suit your income, on either a weekly, fortnightly or monthly basis:-
• Bank standing order
• Direct Debit
• Cheque sent in the post
• Payment/Swipe cards
• Online
• Debit card by telephone
• At a counter
• By text message
• An automated telephone payment line.

These methods can be used if you need to pay your rent in full, or to make any top up that may be required after receipt of housing benefit or to repay rent arrears.

Don’t forget to check your entitlement to help with your rent if your circumstances change. These changes may include becoming responsible for a child, turning age 60, becoming part of a couple, changing your job, ill-health or reduction in your savings.

It is important that you prioritise the payment of your rent as failure to pay could ultimately lead to you losing your home. If you do get into difficulties, this is the court action process that Yorkshire Coast Homes would follow:-

1. Notice of seeking possession (N.O.S.P) – This legal document gives you 28 days to make an arrangement with our arrears team for repaying your arrears.
2. Court hearing and possession order – If you fail to respond to the N.O.S.P, Yorkshire Coast Homes can apply to the court for a hearing which you should try to attend. At this stage, the court can award YCH a possession order which will allow us to evict you.
3. Postponed possession order and court order – the court may postpone the possession order to give you some more time to repay your arrears and keep your home. This would be provided you keep to the terms of payment set out by the court in a court order. At this stage, you would be liable for court cost of £100 and if your repayments fail again YCH would apply for a fixed date of possession of your home which would cost you another £35 in costs.
4. Eviction - If you fail to meet the terms of the court order, YCH would arrange for a bailiff to call at your home and you would be required to leave the property. You would also have to pay a bailiff fee of £95.
5. Application to the court for eviction to be suspended – If you don’t want to lose your home, you can apply to the court at a cost of £35, asking for the eviction warrant to be suspended. This will be at the discretion of the judge and will depend on your circumstances and your proposals for the future.
